In a notable move reflecting increased investor appetite for resilient logistics infrastructure, Perial Asset Management has confirmed the acquisition of a prime warehouse facility in Pamplona, Spain, through its fund PfO SCPI, delivering an impressive 7.60% net yield.

The property spans 10,000 square meters, offering Grade A standards and full occupancy under long-term lease, placing it firmly within Europe’s rising tier of income-generating logistics assets. The acquisition signals a strategic pivot by Perial toward regional hubs with increasing relevance in Europe’s post-pandemic supply chain transformation.

Spain’s Logistics Momentum Catches Investor Eyes

Spain has emerged as a hotspot for logistics investment, bolstered by e-commerce expansion, infrastructure modernization, and competitive land availability. Pamplona, located in the autonomous community of Navarre, is geographically advantageous—positioned at the crossroads of Spanish and French distribution networks.

The acquired site benefits from proximity to major motorways and the Zaragoza–Atlantic logistics corridor, making it a gateway for both national distribution and cross-border freight flows. According to Perial, this was a key factor in evaluating the long-term revenue potential and liquidity of the asset.

“This acquisition reflects our confidence in the Spanish logistics market and our strategy to seek resilient, high-yield assets in secondary European cities that offer both growth and diversification,” a Perial spokesperson said.

Logistics Real Estate: A Resilient Asset Class

Perial Asset Management has steadily expanded its real estate holdings across Europe, with PfO SCPI focusing particularly on properties offering secure lease structures and sustainable yields. The 7.60% yield achieved in the Pamplona deal underscores the premium that well-positioned logistics assets can still command, even amid a broader market slowdown in commercial real estate.

Industry experts note that logistics continues to outperform other real estate segments, as global supply chain reconfigurations and nearshoring trends drive demand for localized storage and distribution.

“Mid-sized cities with strong infrastructure are becoming increasingly attractive as last-mile and regional logistics nodes,” said Ana Gómez, an industrial property analyst based in Madrid. “This acquisition is proof that institutional investors are shifting their lens beyond Madrid and Barcelona.”

ESG and Location Synergy

Beyond yield, Perial highlighted the building’s environmental certifications and energy-efficient design, in line with the fund’s ESG-focused strategy. The asset integrates solar energy systems and adheres to advanced environmental performance benchmarks, positioning it well in a market where sustainability is no longer optional.

“Assets that combine location, yield, and ESG credentials are the new gold standard in logistics real estate,” said Jonathan Krauss, investment advisor at CRE Markets Europe. “PfO SCPI has clearly identified this trend early.”

A Broader European Outlook

This deal adds to a growing list of PfO SCPI investments in continental Europe, reflecting a broader trend among French real estate funds to seek stable returns outside their domestic borders. Perial’s strategy in 2025 appears to center on diversifying risk across strategic logistics corridors in Spain, Germany, and the Benelux.

Analysts predict continued momentum in these markets, particularly in Spain, where demand for logistics space has surged while new supply remains limited due to land scarcity and permitting constraints.

As global trade faces renewed disruptions and shifting regulatory frameworks, resilient logistics infrastructure—especially in geostrategic corridors—continues to attract long-term institutional capital.
